Seven Clans Hotel Lands 12% Increase in ADR in Year One
The Coushatta Tribe of Louisiana has a long-standing commitment to strengthening the area economy. After all, the tribe operates Louisiana’s premier casino resort, the Coushatta Casino Resort in Kinder, featuring a 100,000 square-foot gaming floor, more than 900 hotel rooms, a luxury RV resort, seven restaurants, live entertainment and more. Opened in 1995, Coushatta Casino Resort today employs 2,600 people and remains an integral part of the community.
Despite an economy still struggling to recover, in January 2011 the Coushatta Tribe broke ground on an exciting new construction project – the development of a new seven-story, 401-room hotel called the Seven Clans Hotel – designed and developed by DreamCatcher Hotels. It represents the largest expansion of the casino complex since 2001.
While other casinos were significantly curtailing spending, General Manager Conrad Granito had the foresight to know the right investment in tough economic times can grow your gaming market share because competitors aren’t as active with their capital and marketing efforts. He also knew that it had to be the “right” investment. That’s when he approached Greg Hnedak, CEO of DreamCatcher Hotels.
Granito remembers telling Greg, “We need rooms built as cost effectively as possible, but with a higher level of finish than guests are used to seeing in a casino hotel property. Guests should feel like they are at a luxury property but at a less-than-luxury price to align with current economic realities.” He knew that if he could pull that off, he’d have a home run.
“Mission accomplished,” says Granito. “DreamCatcher developed a four-star hotel with five-star amenities at a three-star rate. It’s simply world class, at an incredible development cost-per-key.”
One year after opening its doors, the Seven Clans Hotel by DreamCatcher has generated a double-digit increase in property-wide revenue and a 12% increase in ADR (average daily rate) at the hotel. “Gaming revenue is up and so is guest satisfaction. In fact, over 90 percent of guests surveyed are extremely satisfied with the new hotel experience. In particular, they love the DreamCatcher bed – so much so that many guests have purchased them for their homes.” Guests also rave about the rain showers in the spa-like bathrooms, as well as the overall feel of the lobby and guest rooms. Granito finds that the “lobby bar and coffeehouse café contribute significantly to the overall upscale feel of the property.”
